Seems like an odd comparison, to judge the size of a 23 acre development against an entire 2,652 acre community. However, Pacific Highlands Ranch (PHR) only generates about 3x the traffic of One Paseo, and it's 100 times bigger! That's one-third the traffic of an entire community compressed into a tiny little lot! Wow.

...the Pacific Highlands Ranch development is anticipated to generate 74,220 ADT at full build-out. This value includes trips generated by the dwelling units, a fire or police station, three elementary schools, two high schools, library, agriculture use, commercial use, and industrial park use.
One Paseo's 23 acres generate about 24,000 ADT, roughly one-third of the traffic generated by the entire PHR community, and PHR has roughly 5,000 residences, multiple schools, and its own 20 acre mixed-use shopping center!
